How We Are Compensated
Field & Stone is compensated through a one-time Build & Launch Management Fee and an ongoing performance-based share of property cash flow.
The structure is straightforward, aligned with your success, and reviewed privately during the investor fit call. We don't earn on gross revenue — we earn when the property performs.

What Investors Ask Us First
What is the minimum investment?+
Most of our deals require $80K–$200K of liquid capital (20% down plus furnishings, reserves, and launch costs). Smaller and larger deals are possible depending on the market and property.
How long from first call to first booking?+
Typically 60–120 days. Sourcing and closing take 30–60 days, build and launch take another 30–45. We'll give you a specific timeline once we agree on a market and price range.
Which markets do you operate in?+
We focus on drive-to leisure markets in the South and Gulf region — see Our Markets for the current list. We expand carefully and only into markets where we have boots on the ground.
What does the exit look like?+
You own the real estate outright, so you can refinance, 1031-exchange, sell on the open market, or convert to a long-term rental at any time. We help you model exit scenarios as part of underwriting.
What tax documents will I receive?+
An annual P&L, depreciation schedule, and 1099 from the operating LLC, delivered in January. Your CPA gets everything they need to file.
Do you guarantee returns?+
No. Projections are based on conservative comps and our operating track record. STR is a real business with real risk — we just run it like one.
